When you think of your clients, who comes to mind? Where do they live currently and where are they looking to live? In the graphic below you can see that only 39% of people looking for homes in Cascade County are currently living in Cascade County. 17.5% are coming from people living in another county within the state, but the largest amount of Cascade County home seekers comes from outside the borders of Montana. Over 42% of the views of Cascade County properties come from the other 49 states, with Salt Lake County (Salt Lake City) in Utah reporting the highest number at just over 6%. King County (Seattle) in Washington and Dallas County (Dallas) in Texas round out the top 3.


Next we look at what Cascade County has to offer for these people seeking homes here. How is our market? We see the same curvature as many of the other counties in Montana with the seasonality dictating the number, but Cascade does not fall victim to the extreme highs and lows as Lincoln, Lake, Ravalli or Flathead. Our median days on market over the last year are tied with Lewis & Clark and Missoula for the 2nd lowest in Montana.


How's our pricing? While we rank in the top ten, our median list price of $219,725 is less than 50% of the median list price in the 3 highest counties. For someone wanting to live in Montana without the high price tag, Cascade comes in as an affordable solution centrally located for travel to these higher priced locations. Does that give us a "Live Here, Vacation There" advantage?
